Florida buyers are continuing to move forward even as the mortgage-rate advantage seen earlier in 2026 fades. Here’s what the latest housing activity could mean for buyers, sellers and homeowners in Boca Raton and South Florida.

If you’ve been thinking about buying a home in Boca Raton, Palm Beach County or elsewhere in South Florida, there’s a good chance mortgage rates have influenced your decision.

For many buyers, the plan has been simple: wait for rates to fall, then start shopping.

But the latest Florida housing numbers show that many buyers are choosing a different path.

Key takeaway: Florida buyers are still signing contracts and closing purchases even as the mortgage-rate advantage they experienced earlier in 2026 has narrowed.

According to Florida Realtors®, single-family closed sales rose just over 5% from a year earlier in July. That marked the 11th consecutive month of year-over-year gains.

New pending single-family sales also climbed nearly 2.5% from a year earlier, marking their 12th consecutive year-over-year increase.

That does not mean every buyer should rush into the market.

It does mean that trying to perfectly time mortgage rates may not be the only strategy worth considering.

Mortgage rates matter, but they aren’t the only factor determining when someone needs or wants to buy a home.

Florida Realtors Chief Economist Dr. Brad O’Connor pointed to pent-up demand as one possible factor behind the continued activity.

Some buyers may simply be reaching the point where continuing to postpone their housing plans no longer makes sense for their lives.

That can include families needing more space, renters considering homeownership, retirees relocating to Florida, homeowners downsizing and professionals moving for work.
