77% of Recent Homebuyers Spent More Than Planned. What Can South Florida Buyers Learn?

A national survey shows how buyers are adjusting budgets, financing and home priorities—and why having a clear plan matters before shopping in Boca Raton and South Florida.

Most homebuyers begin their search with two things: a budget and a wish list.

But once buyers begin comparing real homes, neighborhoods, mortgage payments and ownership costs, those original expectations can change quickly.

A national survey highlighted by Florida Realtors® found that 77% of recent buyers surveyed spent more than they originally planned on their home.

Important Context This was a national survey—not a Boca Raton or Palm Beach County study. Spending more than originally planned also does not automatically mean buyers purchased homes they could not afford.

Buyers Aren't Just Compromising on Price

Buyers reported making tradeoffs involving financing, home size and location.

29% Made a larger down payment than they wanted.
29% Accepted a higher mortgage rate than they wanted.
28% Took on a larger mortgage than desired.
21% Bought fewer bedrooms than they originally wanted.
21% Accepted a smaller yard.
15% Purchased in a neighborhood they had not originally wanted.
Real estate is often an exercise in priorities—not perfection.

Buyers searching in Boca Raton often compare properties with very different combinations of location, size, condition, amenities, association expenses and lifestyle benefits.

3. Things You Can Change Later Paint, lighting and many cosmetic finishes can be changed. Location, lot size and overall property type usually cannot.

Don't Shop by Purchase Price Alone

Two South Florida homes with similar asking prices can have very different monthly ownership costs.

Depending on the property, buyers may need to consider:

  • Flood insurance where applicable
  • HOA or condominium fees

A better question may be: “What total monthly housing expense am I comfortable carrying?”

34% of Buyers Wanted More Education

One of the most important findings from the survey was that 34% of respondents said they wanted more education from their real estate agent and lender.

Buying a home shouldn't simply be about seeing listings.

Buyers should understand:

  • What they're signing
  • What they're paying
  • Which expenses are recurring
  • Which contingencies matter
  • What inspections reveal
  • Which compromises they're making

A strong buying process should help a consumer feel informed—not pressured.
